Rule #1: Thou shall not let any tenant make their problems your problems.

Rule #2: Thou shall not rent to illegal residents of the United States.

Rule #3: Thou shall not rent to people who have no valid photo identification.

Rule #4:  Thou shall not rent to people who have no verifiable, legitimate income.

Rule #5:  Thou shall not allow rental payment grace periods.  

Rule #6:  Thou shall not rent to people addicted to nicotine.

Rule #7:  Thou shall not prorate the first month's rent. 

Rule #8: Thou shall not accept partial security deposit payments.

Rule #9: Thou shall not make rules that cannot be enforced in a Florida Court.

Rule #10:  Thou shall not become overly familiar with tenants and employees.

Rule #11: Thou shall not rent to people who have been convicted of violent crimes or  have multiple criminal convictions.

Rule #12:  Thou shall only rent to rational, reasonable adults over the age of eighteen.

Rule #13:  Thou shall not forget that being a landlord is a for profit business. 

Rule #14:  Thou shall start eviction proceedings immediately for nonpayment of rent and noncompliance violations.

Rule #15: Thou shall hold all tenant and employee applicants to the same high qualification standards.

Rule #16: Thou shall require the tenant's first month's rent and security deposit  to be paid in  full by cash or cashier's check prior to taking possession and occupying the premises.

Rule #17:  Thou shall always obtain consumer credit and criminal background reports on all tenant and employee applicants.

Rule #18:  Thou shall hold all tenants and employees to the same high standards for conduct and performance.
